New county law to help tenants gauge energy efficiency

Hertfordshire Trading Standards is enforcing a new law which will help prospective tenants gauge the energy efficiency and carbon footprint of rental properties.

Landlords or their letting agents now have to commission an Energy Performance Certificate (EPC) from an accredited domestic energy assessor.

Richard Smith, county councillor, executive member for community safety, said: "With energy prices increasing rapidly and continuing concerns about global warming, it is only right that people looking to rent a property are aware of its environmental impact.

"Home Information Packs include energy efficiency ratings to help guide people buying a home. People looking to rent should be given a similar opportunity to make an informed choice about where they live," Cllr Smith added.

EPCs will also offer landlords the opportunity to demonstrate the effect of any improvements they have had carried out, such as double glazing, loft insulation, cavity-wall insulation or an energy-efficient boiler.
